      MacManagement, Inc. is the Rocky Mountain region's premier management agent for HUD-assisted properties, Low Income Housing,Tax Credit Properties and Non-Profit-Owned Housing. We have over 15 years experience in turn arounds of troubled low income housing projects.

      MacManagement was founded in 1991 and from the start began to provide support, technical expertise and design management systems for highly troubled HUD subsidized properties. As a result of those efforts we received the coveted Management Agent of the Year for HUD Region 8 .

      Throughout our history we have continued to work with the most troubled of HUD assets as the core of our business. Many of the clients we now have were once considered troubled but are now showpieces of excellence in the HUD portfolio and continue to be our clients, some for nearly the entire time we have been in business.

      In rescuing these troubled assets we have sought every avenue of relief including grants and loans under several HUD programs. MacManagement has directly supervised every step of the rehabilitation of these properties including over $6,000,000 in low-interest, flexible subsidy loans for construction, re-staffing, staff training, workout agreements, reinstatement of loan process and alternate financing.

      In some cases, properties have needed complete realignment of the tenant mix. Typically, as physical and financial problems lead the property in a downward spiral, tenant selection suffers as well. We are experienced in turning around the tenant mix in conjunction with property rehabilitation resulting in higher than average occupancy rates, stable tenancy and minimal tenant rent delinquencies.

      MacManagement works with low-income housing under HUD programs 811 and 202 and the Low Income Housing Tax Credit Program. Our clients are mostly nonprofit organizations located throughout New Mexico and Colorado. These properties and our services continue to get the highest ratings and praise from HUD staff and Tax Credit Management Staff at local Housing and Finance Authorities.
